Home Information Packs
Home Information Packs are a mandatory requirement for anyone putting their property on the market on or after June 1st. It is hoped that they will speed up the selling process, instill greater confidence and reduce the number of property transactions that fall through.
So what exactly is in a HIP?
Below is a brief overview of what you should expect to find in a Home Information Pack:
Energy Performance Certificate
This document gives information on the energy efficiency level of the property. A licensed Home Inspector will need to visit the property to take various readings.
Sale Statement
This item gives a brief detail of the term of the sale.
Evidence of title
This consists of a Land Registry document which details the legal ownership of a property.
Local Searches
These include the local authority search detailing any statutory provisions affecting the property (e.g. planning permissions or new road schemes) also water and drainage searches.
Leasehold or Commonhold details.
These are additional details which are only required if applicable to the property.

The government has plans to extend the HIP to include Home Condition Reports, other searches and certain other legal information in the future. However no formal date has been announced as yet.
What will a HIP cost?
Unfortunately yes, providers will be charging up to £750 for a HIP, but never fear!! MonkeyMove.com are currently devising a HIP that does the job at a fair price! Details coming soon!!
