Tenancy Agreements
A tenancy agreement is a formal legal agreement that sets out the rights and responsibilities of a landlord and tenant in relation to the occupation of a property.

We offer an assured shorthold tenancy agreement for a residential property letting that may be used for a tenancy spanning any length of time. The minimum recommended term is 6 months as a landlord does not have guaranteed rights to possession of the property within 6 months if the tenant refuses to leave.
Duplicate copies of the tenancy agreement should be produced and signed by all parties. We can provide an agreement for a tenancy carried out on a per room basis or for the property as a whole. The tenancy agreement includes the following key features:
The amount of rent and the deposit payable on the property
The term of the tenancy agreement.
Obligations of the landlord to ensure that the property is sufficiently maintained and remains insulated against wind and water.
Obligations of the landlord to insure the property.
Provision for the landlord to charge interest on late payments
Tenants obligation to pay council tax and utility bills
Tenants obligation to ensure the property and grounds are kept in good condition and well maintained.
To use the property for residential purposes only
Not to keep animals or pets without prior written permission from the landlord
To inform the landlord if the property will be left unoccupied for longer than 21 days.
